For over twenty years Jermaine has built extensions on period stone houses, Victorian terraces and modern family homes across Leeds and Harrogate, each one built to sit naturally alongside the original.

Our services

Extensions. Every kind, one standard.

  • A single storey extension is the most common project we build, usually to create an open-plan kitchen, dining and living space at the back of the house. Many fall within Permitted Development, so planning permission is often not needed. We handle everything from foundations and steelwork to roofing, glazing and the final finish.

    • Open-plan kitchen and living spaces
    • Bifold or sliding doors, rooflights and lanterns
    • Often possible under Permitted Development
    • Building Regulations approval and sign-off arranged for you

FAQ

Everything You Should Know Before We Begin.

If you want to know anything else:

  • Many single-storey extensions come under Permitted Development and do not need a planning application, as long as they stay within the size limits. Double-storey extensions and work on listed buildings usually need one, and houses in conservation areas have tighter limits. At the first visit we will tell you which route looks likely. The local architects we work with check it against the drawings and can make the application for you.

  • A typical single storey kitchen extension takes 10–14 weeks on site. Double storey and wrap-around extensions usually run 14–20 weeks depending on complexity. We agree a programme with you before work starts and keep you updated every week.

  • Yes. We set you up with your own sign-in to our online client portal. It shows what is happening this week and whether the job is on track, with each stage of the work, progress photos, your documents and certificates, and the payment schedule. Extra works are listed with their cost for you to agree or decline in writing before they start, and you can ask Jermaine questions there too.

  • Every extension is priced on its own. We start with a free consultation to talk through what you want. Once there are drawings and a specification, we give you a fixed, itemised quote for the work they show, setting out what is included and what is not. Size, structural work, glazing and the level of finish make the biggest difference to the cost. If something changes once work starts, such as extra work you ask for or a problem found in the ground, we price it and agree it with you in writing before we do it.

  • We take a deposit when you sign the contract, to secure your start date and cover the first materials. After that you pay in stages set out in the contract, as each stage of the work is done, and each invoice is payable within 7 days. The full payment schedule is in your client portal, so you can see what is due and when.

  • Yes. All our work is built to current Building Regulations, and Building Control inspect it at the key stages, such as the foundations and the finished job. After the final inspection they issue the completion certificate, which we make sure you receive. You will need it when you sell the house.

  • Yes. If you tell us about a defect in our workmanship within 12 months of completion, we put it right free of charge. Makers’ guarantees on things we supply, like windows and the boiler, are passed on to you, and your rights under the Consumer Rights Act 2015 are not affected.

  • Yes. Newton Extensions Ltd carries Public Liability and Employers’ Liability insurance. Certificates are available on request.

  • In almost every case, yes. We keep the site safe and tidy and, wherever the job allows, screened off from the rest of the house. We also plan the programme so essential services like the kitchen are out of action for as short a time as possible.
